Dear Fellow Homeowners:
This is a general “community/keeping” letter that is being sent out by the HOA Board as a reminder to homeowners of some of the property maintenance items that are easily overlooked related to exterior maintenance and modification of homes and yards. These housekeeping guidelines are not provided as a replacement of the Covenants. Please examine your property to ensure that you are in compliance with the guidelines as outlined. While some areas addressed below are minor; others are more visible and can make a big difference in the appearance of our community, as well as in the value of our home investment. In surveying your property, if you discover that you are not in compliance in any of the areas covered below, please work to address the issue and bring your property into full compliance within the next thirty days
If you have already received an HOA violation letter, that takes precedent, and you must meet the timeline and corrective action specified in the violation notice; this letter provides general guidelines for the maintenance of ALL HOMES in the MEADOWBROOK FARM COMMUNITY. For more specific and detailed requirements, homeowners are encouraged to refer to the full text of his/her copy of the Meadowbrook Farm Homeowner Association Covenant. (Specifically, appearance)
- HOME EXTERIOR SURFACES:
- POWER WASHING: can really make a difference in freshening up the exterior of your home. It will help to remove dirt, mold & mildew. Please survey the exterior of your home to determine if your house has a buildup of dirt, mold, and mildew. If these conditions exist, arrange to have your house power washed.
- PAINT: or repair door and shutters when needed.
- REGULAR LAWN MAINTENANCE is required throughout the year: During the spring and summer months, yards should be MOWED on a weekly/biweekly basis due to the growth of your grass.
- LEAVES: should be removed from your lawn especially during the fall season. Removing your leaves during the fall season will prevent them from blowing into your neighbor’s yard and will prevent your lawn from becoming a habitat for unwanted animals and insects. In removing: your leaves, PLEASE DO NOT BLOW THEM INTO THE DRAIN STYSTEM; THIS CAUSES WATER BACKUP AND CAN LEAD TO OTHER DRAINAGE PROBLEMS THAT CAN BE COSTLY TO HOMEOWNERS.
- BACK YARDS: should be clear of debris at all times. Back yards should not be utilized as a place to store discarded household or work-related items such as: old buckets, excess trash, tires, broken appliances, equipment in need of repair or disabled vehicles.
- MAILBOX/POST• Mailboxes should be in good working order to include the door and box itself. The mailbox should be properly attached to a 4×4 post. If you need to have a new mailbox installed, you can contract with whoever you choose however, the Association uses a homeowner in the neighborhood, Mr. Vernon Pop to install mailboxes. Mr. Pope’s number is (804) 921•1621.
- BOATS, TRAILERS, RV’S AND COMMERICAL VEIDCLES.
Boats, boat trailers, campers, recreational vehicles, or utility trailers must be maintained in the homeowner’s garage and should not be parked in the driveway, yard, or on the street. An exception to parking will be permitted for any homeowner or guest to park a boat, boat trailer or recreational vehicle in the homeowner’s driveway for a period not to exceed seven (7) days during any six month period.

- DRIVEWAYS: Vehicles should be parked in the homeowner’s driveway or garage. Vehicles should not be parked in the yard. Homeowner or guest vehicles should not block the driveway of a neighbor at anytime.
- CARS: must be in working condition with valid tags to be kept on the homeowner’s property. Disabled vehicles are not permitted in the community. Any abandoned vehicle parked in the neighborhood should be reported to the police.
- LANDSCAPING: Homeowners should ensure that trees, bushes, and scrubs are properly trimmed, and planting beds are mulched as needed.
6. GARABAGE CANS: must be stored out of view either in the garage or the back of the house. Homeowner should remove garbage cans promptly from the street or driveway after they have been emptied.
7. FENCES: should be maintained and in good repair. Fences that are damaged, discolored, missing boards, leaning, or falling- down, should be repaired, or replaced.
8. PETS: When walking your dog, the animal must be kept on a leash and under the owner’s
control at all times. PLEASE DO NOT LET YOUR DOG “POOP” IN YOUR NEIGHBORHOR’S YARD OR THE AREA NEXT TO YOUR NEIGHBOR’S MAILBOX. IT IS THE HOMEOWNER’S RESPONSIBILITY TO CLEAN UP AFTER THEIR DOG.
9. NOISE: Chesterfield County has anoise ordinance in place that prohibits loud noise
between the hours of 11:01 pm and 7:00 am. During all hours, homeowners are encouraged to be considerate of their neighbors and play music at a volume that would not be considered a nuisance; and to avoid operating vehicles and motorcycles in such a manner as to create loud, disturbing, and unnecessary noise. Parents are responsible for ensuring that their children abide by these guidelines.
I 0. YARD SALES: Homeowners are not permitted to hold yard sales outside of dates and times determined by the Board. Generally, the Board designates two-yard sales to be held each year. If you plan to hold an Estate sale, please notify the Association president in advance.
11. Architectural Control: Approval to start any type of improvement, new construction, change, addition, or alteration to a home or property is required. Please contact Tyrone Leake at (804) 389- 7358.
These guidelines are designed to preserve, protect, and enhance the property values of homes within the Meadowbrook Farm community. Monthly Association Meetings
The Board will hold monthly association meetings. HOA meetings will be held at the Meadowdale Library. The meeting time is generally 6 pm to 7:30 pm but may vary depending on space availability. Due to the library calendar, we are limited to booking a month in advance. Meeting dates will be posted on the community boards and on the HOA Association website.
